Wilhoit Properties, Inc.
is seeking a qualified Property Manager to manage our apartment community.
KNOWLEDGE AND SKILLS:
Experience in property management is preferred; must have good knowledge of property management including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a property; computer literacy is required; must have good oral, interpersonal, and written communication skills.
EDUCATION AND WORK EXPERIENCE:
A high school diploma or equivalent
Two years experience in property management, OR
Three years experience in management, OR
Any similar combination of education and experience.
DUTIES AND RESPONSIBILITIES:
Responsible for supervising all phases of on-site operation of the property, as well as maintaining the physical asset and maximizing the financial returns in accordance with the owner’s objectives.
Collects rents, handles delinquent accounts, and makes daily bank deposits.
Responsible for training, supervising, developing, and evaluating all on-site personnel.
Assists Regional Manager with special projects and administrative tasks.
Ensures team compliance with company policies and procedures.
Ensures team performance of responsibilities on a timely basis.
Keeps consistent schedule for pest control, cleaning, mowing, etc.
Supervises scheduling and prioritizing maintenance service requests; sets realistic expectations with residents.
Makes regular inspections of units, grounds, including all common areas, ensuring that the property is clean, safe, and well-maintained.
Conducts quarterly occupied unit inspections.
Recommends expenditures, within budget allocations.
Assists in preparation of advertising and marketing programs.
Assists in preparation of weekly and monthly reports, assuming responsibility for accuracy and timeliness.
Reviews verbal and written resident complaints to rectify situations.
Supervises move-in and move-out procedures, paying special attention to inspections and changes.
Responsible for lease preparation.
Assist in preparation of the budget.
Reviews monthly cash flows and provides explanations on variances from budgeted amounts and maintains monthly budget logs.
Leases available units, reviewing rental applications for accuracy and rental qualifications.
Process applications utilizing computer system and following company guidelines.
Approves and submits invoices weekly for payment on time.
Makes recommendations to district manager on hiring and terminating personnel.
Ensures that only approved leases are used to maintain compliance with any applicable state or federal guidelines, through coordination with the Corporate Compliance Department.
Makes decisions that are uniform so as not to discriminate among residents, prospective residents, and employees in accordance with Fair Housing Regulations and Company policy.
Updates or provides written documentation on operations pertinent to their specific property as necessary.
Accurately log time for property staff in a timely manner.
Insert notes for any overtime or absences.
Promptly reports all property incidents involving damage, injury, or criminal activity per company’s incident reporting policy.
Comply with all Fair Housing laws, practices, and regulations.
Any additional duties as assigned.
PHYSICAL JOB REQUIREMENTS:
Requires frequent use of office equipment including computer
Requires ability to read and sign documents necessary to complete rentals
Must be able to lift 25lbs on occasion
Frequently required ability to climb stairs for inspection of occupied units and to show vacant upper floor units
Frequently requires ability to complete interior and exterior observations of entire property
Requires ability to drive in order to make daily bank deposits on off-site bank location
